Subiaco Retail Scene on the Rise: Record-Breaking Deals Signal Strong Growth

Subiaco’s retail market is experiencing a surge in activity, with record-breaking sales and rent highlighting the strong demand for prime retail spaces along the iconic Rokeby Road strip.

Cygnet West recently facilitated a $4.2 million off-market sale for 105 Rokeby Road, achieving one of the highest rates per sqm in Subiaco for both land and building. The sale had a standout cap rate of 4.13% – one of the lowest in the strip’s recent history.

105 Rokeby Road will continue to operate as a high-performing chemist, a fitting continuation for a building that originated as one of Subiaco’s first chemists dating back to 1910. It remains a cornerstone of the community’s rich history.

Ahmad Ibrahimi, Director of Retail Agency at Cygnet West who facilitated the transaction, said “Recent developments in Subiaco have invigorated a strong appetite from investors, retailers and consumers alike”.

“The demand for prime locations is rising and we expect more significant opportunities to emerge as the area continues to evolve”, Mr Ibrahimi continued.

This sale follows another noteworthy deal on the same bustling retail strip, where Mr Ibrahimi secured one of the highest rental rates of $856 per sqm for a 200 sqm tenancy at 147 Rokeby Road.

Data released by the Australian Bureau of Statistics on Tuesday 1 October demonstrates continued stability and demand in the WA retail market.

WA Retail Turnover increased by 4.54% year-on-year, compared to the national growth which was just 3.11%.

The ongoing strength and positive momentum in Western Australia’s retail sector is reflected in growing demand for retail in prominent retail precincts such as Subiaco.
