Rightsizing Is the New Downsizing

A growing number of Perth homeowners are choosing to trade large family homes for something that better suits the next stage of life.

What was once referred to as downsizing is increasingly being described as rightsizing: a move focused on finding a home that better reflects how people live today, rather than simply moving into something smaller.

For many, the family home has done its job. Children have moved out, maintenance is becoming more demanding and a large block is no longer being fully used. Instead, people are looking for homes that are easier to manage while remaining close to cafés, shops, medical services, public transport and the communities they know.

Apartments and townhouses in established suburbs are becoming an increasingly popular option, offering a low-maintenance lifestyle without compromising on location or amenity. For many rightsizers, the move is as much about gaining freedom and convenience as reducing upkeep.

This shift has broader implications for the housing market. A 2025 realestate.com report found 85% of Australians aged 55 and over live in homes with two or more spare bedrooms, and identified approximately 190,000 potential rightsizers in Western Australia who would consider moving in the coming years.

By helping more people move into homes that better suit their needs, rightsizing can also help free up larger homes for growing families.
